Because Santa Fe has been around such a long time there is much diversity in the neighborhoods of the “City Different” There are the old and the new neighborhoods. The planned communities for families, seniors, and open spaces for individual homes as well.
The options are numerous and range in price. I will break down the different neighborhoods and describe them a little as well as their price range. I will do this in the city itself as well as the surrounding areas.
West Alameda
This area is known for its good value and older well built homes. It is a close proximity to downtown. In this area are the two areas Casa Solana and Puesta De Sol (which has more expansive lots and views).
The area extends from St Francis west on both sides of Alameda and is bordered by the Santa Fe River on the south and by Paseo de Peralta on the north.
Price Range $125,000 - $500,000
Guadalupe
This neighborhood has closely located lots. Many of the homes here have the same style as the original Santa Fe inhabitants designed them. Interspersed in this neighborhood are older homes and updated renovations. Located from Guadalupe Street west to St Francis between Cerrillos and the Santa Fe River.
Price Range $140,000 - $450,000
South Capitol
The neighborhood here is reminiscent of many charming neighborhoods in towns around the country. There are bungalows near the Capital that are framed construction and not adobe. Renovations have been done as well as new homes built, but much of this area was constructed in the 1940’s and 1950’s. Small rental complexes and condos are sometimes available, but not for long for this is a very desirable area. It is called a good neighborhood because pride is taken in the properties and the schools are good The area stretches south from the state capital complex west of the Old Santa Fe Trail. It goes all the way to the St. Vincent Hospital on the south and St Francis Drive on the west.

Southeast Santa Fe
This area lies east of St Francis and generally south of Garcia St. The museums area and on further out Santa Fe Trail includes some of the most expensive property in the city. The lots range in size from ½ acre to 5. Homes of all sizes and types can be found here.
Price Range $350,000 the millions
Within the Southeast area of Santa Fe are De Vargas Heights which is a mature subdivision of moderate prices homes in ranch or pueblo style. On lots that are 1/5 to 1/2 an acre. The homes here can be 2000 square feet in size, some old, some renovated, and some band new and more expensive.
Price range $175,000 - $450,000
Sol y Lomas is the other area within southeast Santa Fe. Here the lots are ½ to 1 acre. There is a more open space feeling here with the native Pinons. Homes here although over 20 years old in age, are well kept or remodeled. Square footage ranges from 1,800 over 3000.
Price range $200,000 - $550,000
Quail Run is a gated golf community with exercise facilities a 9 hole gold course, and meeting and restaurant sites. Town homes are the norm here for part time or full time residents.
Price Range $180,000 - $650,000
Eastside
Canyon Rd is in the heart of the eastside of Santa Fe. This road known for its galleries and adobe homes stretches into meandering dirt roads that end up in the hills of the Sangre de Cristo Mountains. The homes here range from tiny and simple adobe structures to fancy estates. Above St John’s College are 5 plus acres lots with beautiful views and large residences.

The Northwest
This area has rolling hills and incredible vistas. This region contains some of the more lavish and expensive properties in the area. Lots range from one acre to over 20.
The two subdivisions in this area are La Tierra and Las Campanas. Two areas of La Tierra are gated. Here there is a 18 hole Jack Nicklaus gold course, tennis courts and riding stables and an elegant clubhouse. This area is bordered by NM 285 North and on the west by the Rio Grande River

North of Santa Fe
Traditional Spanish Settlements began here along the Rio Grande. Indian pueblos are on both sides of the Rio Grande and connect the villages to the north of Santa Fe. Tesuque is just north of Santa Fe and began as a artist village because of its inexpensive property. Now it is popular with the “back to nature” lifestyle for the wealthy. The new subdivision in this area is Los Caminitos and Vista Redondo. Here you will find 5 acre expensive parcels. Casa de Juan is a gated community in this area next to the Santa Fe Opera.
Price range $200,000 - $1,000,000.
Nambe is a traditional farming village that still has the farming community charm. Many scientists and workers from Los Alamos moved here because the schools are good and it is a strong mixed community. Small yet charming adobe farm houses sit next to large estates, new family homes, and pre manufactured homes.

North Hills
The terrain here is rolling scattered with pinon and juniper trees. It climbs into mountainside foliage with ponderosa pine as you approach the ski valley.
Part of Tesuque lies in this area along with the Gonzales and Cerro Gordo Roads like the eastside of town with dirt roads and a large range of styles and values of properties.
Condos and family homes can be found here. As the elevation increases so do the prices. The North Hills rise from Paseo de Peralta and are bordered by Taos Hwy. on the west the Santa Fe River on the east and Tesuque on the north.

Old Las Vegas Corridor
Most of the subdivision lies in the foothills of the Sangre de Cristo Mountains. The setting is rural and quiet. Lot sizes vary, but most have about 5 acres. Home prices depend on the views. This are extends outside the city to the southeast along the sides of I25 and out as far as El Dorado and US 285.
Price Range $250,000 - $1,000,000
Eldorado
This subdivision community lies about fifteen minutes southeast of Santa Fe. It includes about 2,200 homes. It has a small and pleasant commerce center, office complex, community recreation center with pool, stables and good covenants. The minimum lot size is one acre. Lovely views prevail in this area with native pinon and juniper trees.
A number of builders built here so there are a choice of many style and types of homes.
There is their own well accredited public elementary school here.

La Cienega
This are is high terrain and not as chic as neighborhoods this close to Santa Fe. Views are lovely and homes vary from mobile homes to alternative style construction such as straw bale to traditional Santa Fe style. This are is south of town on either side of I25.
Price Range 100,000 - $350,000
Further along Hwy 14 are two old mining own Cerrillos and Madrid where affordable housing and atmosphere rule.
Southwest
Here you will find an area of condos and apartments and townhouses. Roads are paved, sidewalks exist here, and garages can be seen. Most of the homes are still “Santa Fe Style”. Prices are somewhat lower than the rest of Santa Fe. The Southwest is bordered by St Francis Drive and on the west by Cerrillos Rd. and extends out to Airport Rd.
Price Range $100,000 - $350,000
